This is a strategic site along the Quay, marking the transition from the town centre to a more residential neighbourhood. It is a prominent gateway site that helps people to navigate Poole and should be marked by a development of exceptional design, offering a strong, permeable frontage to the Quay. It should also offer a range of facilities that are attractive to visitors and residents alike.
Our current proposals include:
A boutique hotel, providing 118 beds and a range of amenities, including a top-floor restaurant and mezzanine level bar open to the public. We want to raise the standard of accommodation in Poole, thereby responding to growing demand.
Spread across five separate – and distinctive – residential buildings, designed to reflect Poole’s quayside heritage. While this exceeds the number in the site allocation, it is in line with policy PP7 which calls for higher density development in the town centre.
270 underground parking spaces, also policy compliant and accessed off Ballard Road.
Main access to the car park from Ballard Road at the rear to enhance the waterfront.
8,600 sq ft of commercial floorspace, providing an enhanced and active frontage to the Quay.
This space would be available for a range of uses, including retail, leisure and hospitality. We are also exploring the potential for a community hub, with a creative or cultural focus.
New pedestrian routes through the site, enabling direct access to the waterfront for those living in existing properties to the north and beyond.
Given its town centre location, the site is significantly under-utilised: there is currently vacant space to the east, a large surface car park and a three-storey hotel occupying a large footprint on the Quay. Responding to the allocation in the Local Plan, we are confident that we can deliver far more.
